I hate owning a house! Just sayin.
So I know how to change a thermostat. I Have ousted my visiting squirrel from my attic. I have replaced my water heater and furnace. I know what a check valve is and a compressor and a contact.I know how to check the fuses on the AC unit. I have learned about more parts to more appliances than I ever wanted too. I know my repair men on a first name basis and, know which ones I cant trust. I have a contractor on speed dial.I even know what guage thermostat wire runs from my furnace to my AC unit. I am way to familiar with the circuit board in my furnace and what the codes mean.This is just a sample of the knowledge I have aquifer.
I would give it all up in a heartbeat to write a monthly check written to my landlord or property manager to never have to hear or see any of this crape again!

I can relate newbie,I kept.mine in the devorce cause the x was irriisponsible Nd thought she would.default.I'f I had known I was gonna have to replace.everything in it I woulda.been better off starting a new house build.u got squirrels to eh.them fuckers go bowling at nite in my attic lol.

Like I keep telling you guys,I have a nice little fixer upper ranch for sale,...no A/C to worry about,manual wood fired furnace,hell I'll even get the old hand pump working in the well. Anything manual requires less maitenance and repair...and Newbs you have your contrator on speed dial?...I'll let that one slide....for now

Newb, when I first met you, your refrigerator was broken and it morphed into a few more appliances after that. Then you had a friggin heart attack. And then a few other things that you told me that I would never make public. Its not your fault, its not your house. You have a black cloud over your head! Been there!!!!! Pray for a strong wind to blow it away and be thankful that Kam isnt broken!

I feel like such a dick again on this one. Put a 100% down payment in my little place. Not anything most would say woo, woo over. But no payments, and do any and all repairs, re do's myself. Fortunate enough to have gained experience before on properties. And the peace of mind, that I own it, priceless. Oops, the ole perve better watch that making sense crap.

When I bought my home they offered a warranty through a company called American Home Shield. For $35.00 a month and the charge of a $35.00 service fee, most everything in my home was covered. I've had a new ceiling fan installed and it is a cathedral ceiling, a new clothes washer they covered even when mine was 30 years old, and the air conditioning compressor just to name a few. Needless to say, every year the services paid for the annual cost.

Mines too old and small for a program as that, but good info. I am just at an age (whatever WN says I am), that I am more stubborn, and handle it myself. But as all know about us Englishmen, you can tell an Englishman a mile away, but when you get him up close, you cannot tell him anything.

thats great if ya got that coverage but i didnt other then morgage ins and home owners, that was all part of updating the home. i did my share over the 29 years. new flue, got to love wood heat. siding and gutters, and ya got to clean them suckers, hanging by one arms no fun eiather.fix the roof and add anttenna, dish,. then came remodling after the fire ,i had a 100 year old chim. water softener and the well need fixing neww windows and doors and furnece... then the new nightmare called propane the old one was fuel oil at 4.499 a gal ... guess im judt going to buy a big ole boat and id only have to worry about sinking and reefs....

Ash trust me boats have the same problems at a higher cost. I know enough people that have them.
As for the house. Kiss I know about that plan. My mother has it as does my brother on one of his houses. I can't get it on mine. I have a plane through the gas company but it seems it never covers what is wrong at the time. As I have said it was great when I had the money and a person to fix or maintain things. However I can't do either anymore and my kids are limited as to what they can do. My oldest is very handy but has no time and doesn't live here. He has his house, business plus school and his full time job. My middle one lives here at least until October,but not handy at all when it comes to this stuff and he has his school and job with crazy hours anyway. My youngest has no knowledge of this stuff and she is in school and works as well.I have a hard time getting them to get the garbage cans to the curb on time especially this time of year when they are so busy. I'm lucky I get to see them for more than a few minutes at a time.It's like a revolving door.Normally they are so tired when I do all they want to do is shower,eat, then sleep.
Now the real important subject, Kam's wood. Trust me he has no issue at all.However I will be happy to do a comprehensive check again when I get there.

oh ya i know not bitching or nothing ,,,sick of renting too. was much happer i think with the head aches, more settaled in and so on.....im mean what ya do with all your toys and tools and so on. do ya sell all your tools or just part ? or not at all im mean tools....garage sale time

geez wish i had know that type of safetly net was available, Im almost done replacing stuff lol.new Amana furnace last year with central ac stuff.never knew there where places that covered those things less homeowners insurance..I'll be looking closer at that ,wonder if its available in ,michigan..
